The sellers were struggling to sell this home due to a unique community and the style of the home which isn’t typical in our market. After two failed attempts, a friend and client, recommended us. From our analysis of the current market and a review of the benefits of the home and community, we brought in a professional stager partner to present this home to best show off its beautiful and unique features, along with marketing the benefits of the Lakeside Forest Community. We were able to quickly sell their home to a very excited buyer.

There are always challenges…Like when a client wants to buy a home that isn’t an option for obtaining a traditional loan to own that property. Our clients fell in love with gorgeous property in Genoa Township, that had a not so perfect home on it. One that was in such disrepair it wouldn’t meet the necessary guidelines for lending. However with Jamie’s incredible vision, we got to work on a creative way to secure the property for them. We found a solution that allowed them to create a custom contract with the owner that allowed them to invest in creating their dream home in an 18 month window, putting the property into a position to obtain a conventional loan and close on the property. This project was not for the faint of heart, as every square inch of this beautiful home and barn were touched and renovated, a garage was taken down, and work was done and money spent before the couple actually owned the home. We had an attorney prepare a strong contract with a lease and the extended purchase date (which required one extension be prepared because, well…it’s not a perfect world of course). The seller was able to work with us to allow for this. This entire project required a huge leap of faith by the seller to allow such extensive work while they owned it, and by the buyer to trust the seller so they would be able to close after spending a large sum before owning the property. With their vision for the property and our attention to detail on the contract to close, we were able to successfully help them make this lovely farmhouse into their forever home.

This home wasn’t selling; after sitting on the market for 189 days, one of our clients called us and ask if we could help their friends. The current listing agreement was expiring. The sellers of this incredible property had owned it for about 12 years and had enjoyed raising their family here. They were already building a new home to meet the needs of their next phase as empty-nesters. So, it was time to determine what was keeping this home from selling. Living in a home and presenting it to buyers are quite different—think in terms of merchandising to highlight the best features of a property. After review, the value of the home in its current condition wasn’t where they wanted it to be. To maximize value and get their home sold, we worked with an excellent designer to create an inviting space that drew buyers in. Collaborating with the designer, we were able to focus on a few changes that would maximize the value by making an impact and helping to create the buyer demand we needed. After analyzing the market and the home to create the best pricing strategy, we embarked upon the 3 months of preparation to have the home in the needed condition to obtain the best price. We began marketing the home about six weeks prior to listing, and the home went into contract on the first day on the market. The best sale always comes from creating the strategy and planning to have your home ready to sell. Even in a “hot” or “sellers” market planning is the key.

Helping this young couple purchase their first home in Westerville’s Glengary Heights was so much fun. We love it when our clients return to us, and nine years later, they reached out to review making a move. We helped them review their options and made a plan. They needed more space for their family, wanted to stay in the Westerville community near family and friends, and were willing to buy a home with some projects to maximize their budget. They have vision to create their home in the style they love to make the most of each day. To reach their goals, we brought in a stager to help them prepare their current home to sell and maximize their value. Professional photos and marketing helped to sell the home at the first open house. With a sale in progress, we found them a wonderful home in Spring Hollow Village, even closer to family. We can’t wait to see what they create in their new home.
